Pre-construction means you purchase before or during the build — you typically have more input on finish selections, and possession is 6 to 14 months from purchase.

Quick possession homes are completed or near-complete, ready for move-in within 30 to 120 days. Quick possession suits buyers who need certainty on timing. Pre-construction buyers work through finish selections — flooring, cabinetry, countertops, fixtures — within the available options for your model. Quick possession homes have finishes already selected and installed. We are always transparent about what is fixed and what has flexibility before you commit to anything.

You receive a clear timeline with milestones — design appointment (pre-construction), frame stage, mechanical rough-in, drywall, finishing, and possession. We communicate with you at each stage. You will not be waiting weeks to find out where things stand.

Yes, with reasonable notice. We offer a scheduled site visit at the frame stage for pre-construction buyers — this is the moment where the floor plan becomes real. Additional visits can be arranged with advance notice. For safety reasons, unaccompanied site access is not permitted during active construction.

The Vector (1,500–2,010 sq ft) is our entry-level 2-storey, designed for first-time buyers and young families who want a home that works — and keeps working as the family grows.

The Nexis (2,010–2,500 sq ft) is our premium 2-storey for move-up buyers and multigenerational families who need more space, more flexibility, and finishes that reflect where they are in life.

The Optima is our bungalow series (from 1,250 sq ft above grade) for buyers who want single-level living done properly — with a walkout basement, vaulted ceilings, and details like laundry in the Primary Suite walk-in closet.

Every Vector model is built with a side entry door specifically designed for future legal basement suite conversion — included as standard, not as an upgrade. Whether suite development is permitted depends on the specific lot and municipal regulations.

The purchase price includes your lot, the home built to the standard specification for your model, and Alberta New Home Warranty Programme registration. It does not include landscaping beyond standard lot grading, fencing, window coverings.

We provide a clear inclusions and exclusions schedule with every purchase agreement. No surprises on possession day.

Our homes start from the mid-$500s. Specific pricing depends on the model, lot, finish selections, and current availability. We publish starting prices for each series on their respective pages and are direct about what is and is not included in that number. We do not publish a low number and add everything back as upgrades.

Yes — and this is one of the most significant financial advantages of buying new construction from a registered developer.

The federal First-Time Home Buyers’ GST/HST Rebate (passed into law March 2026, retroactive to March 20, 2025) eliminates the 5% GST entirely on new homes up to $1 million for qualifying first-time buyers. On a $580,000 Livinfuture home, that is $29,000 you do not pay at closing. On a $600,000 home, $30,000. Maximum saving: $50,000 on a $1M home.

This benefit applies only to new homes purchased directly from a registered builder — not resale homes, not assignments. We walk every eligible buyer through exactly what they qualify for before anything is signed.

Deposit structure and staging are outlined clearly in the purchase agreement before you commit to anything. We will walk you through the full deposit schedule at your consultation — no surprises after you have already said yes.

We do not require you to use a specific lender. If it would help, we can refer you to mortgage professionals who have experience specifically with new construction in Alberta.

Every Livinfuture home is registered with the Alberta New Home Warranty Programme (ANHWP), which provides:

  • 1 year on materials and labour
  • 2 years on delivery and distribution systems (plumbing, electrical, heating)
  • 5 years on building envelope (exterior walls, roof, windows, doors)
  • 10 years on structural components

Beyond the statutory warranty, we stand behind our work. If something is wrong, we address it — not because a policy requires it, but because our name is on the home.
